Newsletter Update - May 2014

Things are starting to change just slightly in the local market as we approach the summer months. Interest rates are still incredibly low and some of the Jumbo 7 year rates are below 3%. Imagine borrowing over a million dollars and for seven years your interest rate is under 3%. In most circumstances, high balance and conforming rates are in the mid 4% range. Having been in the business for 35 years, I remember the early 80's when interest rates were in the 16-17%. The slight differences in the market are the amount of offers being generated on newer listings. As I mentioned in last month's newsletter, I am seeing some multiple offers, but not as frequently and sometimes there is only one offer. Of course, it only takes one good offer to sell a property. Also, the big news is Toyota leaving their South Bay location and moving to Texas. Clients are asking me if this relocation will affect the local market and I really don't think it will. I remember when Nissan left and other tenants moved in and there was no ripple effect to values. I think if we continue to lose major corporations or if companies like Northrop, Raytheon, Boeing and the like follow suit then we will have major value issues.

 

Speaking of Northrop, there are several employees being relocated as well. If you are one of those, please remember that I am a certified relocation agent that can handle all of your needs. I am approved with those relocation companies, so you have a choice if you want my representation.

 

Demand remains very high for all Torrance properties and buyers will pay a premium for absolute move in condition homes. Curb appeal is still important to bring them into your home but having fresh paint, hardwood floors or newer flooring, and of course remodeled kitchens and bathrooms. Obviously, everything sells at a price but to get top value these things are important. Don't forget to check your smoke and carbon monoxide detectors this time of the year to see if they need batteries or, if hardwired, are working properly.


Buyers this time of the year are really trying to close escrow quickly as they want to enroll their kids at local schools before the registration deadlines. Inventory remains low so if you are considering moving in 2014, right now is truly a good time to sell. I sometimes ask local homeowners who may not be ready to sell and also who may be retiring soon where they would move to. Many would not relocate, so that is one of the factors to low inventory, but the ones who would relocate cite destinations like: Reno, Nevada, Arizona, Texas, Henderson, Nevada, and Oregon. It's hard to leave this weather but it amazes me what you can get for half the price of local homes in other areas.

Community Spotlight


Project:NEEDS is a homeless outreach program based out of St. Paul's United Methodist Church in Redondo Beach. Every Tuesday night, community volunteers provide a hot meal to the hungry and very other Thursday morning, their food pantry is open to the public. Project: NEEDS is sponsored entirely by volunteers. If you're interested in being a part of this wonderful organization, you can donate time or provide financial assistance. They also accept donations of nonperishable food items, diapers, toiletries, baby supplies, and clothing at the church.
