Southwood and West Torrance Update - Oct 2016

Newsletter Update - Oct 2016

newsletter-thumb1 newsletter-thumb2  newsletter-thumb3  newsletter-thumb4

Home values in the South Bay started to settle after Labor Day, typical for this timeoftheyear. It has been quite a year again in the housing industry, especially in the South Bay. I will be including some really informative reports (Marketing Intelligence Report) that I think you will enjoy each month and quarterly so you can see what is going on real estate wise in the South Bay. Many of my customers love this site. Here is the link: http://issuu.com/remaxestateproperties/docs/sb_market_intelligence_rep ort?e=18704338/31140242

On the national level The Federal Reserve left interest rates unchanged recently, which Janet Yellen insisted wasn't because the central bank is downgrading its outlook on the economy. Quite the contrary,Fed Chair Yellen advises. "Our decision does not reflect a lack of confidence in the economy." The feds are now looking at December for any possible rate hikes, and I know, we have heard this so many times before, but I believe the election will finally tilt the feds hands.

From my 37 years of local real estate experience, I think the top of the market isdefinitelycomingsoon. Yes,rates are still historically low,and even with incremental increases over the next few years, there will come a time when buyers simply cannot afford to buy at these prices. I say two more years of steady, not meteoric increases in values, then a market wide leveling off by end of 2018. I am seeing some steadying already in other counties and typically the South Bay is the last to react to those changes. Thinking of selling, yes, now may be the best time. Always hard to predict the very top of the market, but there are subtle clues. Most homeowners thinking of relocating would do so, but as I have heard so many times over the years, "I don't know where else to go." It is a tough place to leave.

Next month in November I will be starting my 38th year in local real estate and I just never get tired of
working with my son's friends who I coached in Little League, Soccer, etc. which seems like just awhile ago. It goes by so fast and now I get to start over with my grandson, just 9 weeks old,but what a life changer being a grandparent. Call, text, email or go to my website if you have questions about real estate, market analysis, trusts, probate sales, leases, appraisal referrals, etc. I am here for you so consider me your one stop shop. I have access to handyman, contractors, trust and probate attorneys, painters, plumbers, electricians and the like. See you around the neighborhood!

Outstanding Landscaping Award

outstanding-landscaping-22002-redbeam-ave

Congratulations to the Hong Family on winning the Outstanding Landscaping Award for the month of September, in Southwood. This one is special to me as 18 years ago this was my first Outstanding Landscaping Award home that I presented. I sold this home a few years ago and the Hong family totally redid the landscaping to their liking. Same theme as the past few months but done really well with drought resistant plants requiring just a little water, along with rock planters, an old fashioned metal bench, cacti, succulents, and a flagstone paver walkway. The Hong Family received a $50.00 gift certificate to the Outback Steakhouse. If you get a chance try to get by their home located at 22002 Redbeam Avenue.

Congratulations to the Narvaez/Martinez Family on winning the Outstanding Landscaping Award for the month of September in West Torrance. Another low maintenance yard, reminding the Narvaez/Martinez family of their home back in Arizona, with just a small patch of grass to roll around in. Lots of gravel type rock, a few low maintenance plants and shrubs and some short Palm trees all add up to a clean goodlook. The Narvaez/Martinez family received a $50.00gift certificate to the Outback Steakhouse. If you get a chance try to getbytheir home located at 20914 Reynolds Drive.

Congratulations to Lorenzo and Phyllis Lopez on winning the Outstanding landscaping Award for the month of October. What a great curb appeal they created with a well planned and executed design. There are brick and gravel walkways, a variety of ground cover plants, succulents, Silver Sheen trees and nice shrubs framing the landscape. The Lopez Family received a $50.00 gift certificate to the Outback Steakhouse. If you get a chance try to get by their home located at 3707 W. 225th Street. Each month I present this award to a home with distinctive landscaping.

Children's Hospital Los Angeles

nautica-malibu-triathalon

For the third year in a row, Re/Max has formed a Nautica Malibu Triathlon team to raise funds for Children's Hospital Los Angeles. Children's Hospital Los Angeles is a nonprofit hospital that depends on generous donations to help heal children in an environment that lets them thrive. Eachyear, more than 107,000 sick children come to the hospital for care. Last year we raised over $11,000 for CHLA from our Nautica team and this year we exceeded our goal of $14,000. Asour primary charity we also have raised $91,917.00 YTD just from our local Re/Max offices. I have visited this hospital many times and you would not believe the miracles these doctors are performing daily on kids from just a few pounds on up. I am proud to be a donor and to be associated with my Re/Max offices for worthwhile charity.
