Newsletter Update - August & September 2013

As summer comes to an end the real estate market is starting to normalize. Interest rates that were in the mid to high s's are now in the mid to high 4's, making some buyers rethink their strategies and pricing out others. For most of the past year and a half it was a seller's market and now it is becoming more buyer friendly, still a seller's market but adjustments have been made. The market is a little less frenzied than the first six months of the year. Bidding wars seem to be ebbing as well. While there are still some properties that have multiple offers there are not as many offers as before. I did recently represent a buyer for a town home in Torrance and there were 16 offers on the property. My buyer did get the property and paid a little over asking price, competing with all cash offers as well.

 

Strong competition for homes naturally drove the prices higher. Now, with inventory building up there is not as much competition. What I am seeing is homes that are absolute move in condition with all the upgrades: new windows, newer roof, remodeled kitchens and bathrooms, hardwood floors, upgraded electrical and heating are getting top dollar. Earlier in the year those things did not matter as much, neither did location. Now, in a more normal market those things are important. Of course, price plays a huge factor. Some people think if they put $50,000 of upgrades into their home they would get that back and twice as much. It does not always work that way and your designs and taste may not appeal to every buyer.

 

Moving on, many homeowners are asking me to predict what may happen next year in our local market. Sans crystal ball but relying on 34 years experience I think the "normal" market we have now will carry into 2014. I think an increase of 3-5 % in value is to be expected. Quantitative Easing will diminish next year and the Feds are stepping back a little from purchasing mortgage backed securities. There should be an improvement in inventory, less "flipping", less short sales and less bank owned homes to hit the market as well. Our own Short Sale dept in my office has seen their inventory cut in half this year with a lot of sales but fewer replacement properties.

Sarah still suffers the side effects from treatment. I want to thank all ofyou who have showed your support for one ofours and please continue to donate when you can.

 

Outstanding Landscaping Award - Southwood
