While interest rates remain fairly stagnant, even with the most current adjustment, inventory is increasing in a lot of areas. Well located, move in condition homes seem to be impervious to the current market conditions slightly favoring the buyers. Rather than figuring out how to come up with additional funds to remodel to their personal taste or add on, buyers will pay nicely for move in condition homes and finance it. It makes sense. Right now it’s so critical to price your home to fit the current market. So many homeowners are emotionally attached to their home it’s hard for them to see things like we do as realtors who are doing this work daily, and paying attention to the pulse of the market. We are not just scrolling for comparables as anyone with a computer can do, but knowing what certain properties are in escrow for and of course personally seeing these homes & paying close attention to why a home sells at a certain price. Projections regarding any rate improvements likely will be in September, and although there is talk of a half percent rate cut it may be in two steps, one in September and one later in the year. We shall see.
Don’t forget to attend our 18th Annual Ice Cream Giveaway in September. It’s the 13th of September from 12-2 in front of Anza Elementary School, right next to Paradise Park. It’s one of my favorite events because I get to interact with so many of you. Kids love it…some neighbors have been to all 18 events. Very cool! Lots of swag giveaways at this year’s event.
Many of you are having issues with your current homeowners insurance. Of course rates are rising & some of you are having to find other insurance companies. You may have been asked to replace your roof, change out electrical panels, install water and electrical meters to monitor outages, leaks, etc. If this applies to you please feel free to call me. I’ll direct you to agencies, vendors that can help resolve your issues.
I have painters, handyman, electricians, contractors, plumbers, landscapers, haulers, movers, trust & probate attorneys, CPA’s, Financial Advisors and so much more at my disposal.
